Construcciones Yamaro: MAYD progresses mixed-use project in North Kirra
Queensland builder-developer MAYD has released the first images of its proposed mixed-use development in North Kirra as it lodges a minor amendment with the City of Gold Coast.
The project is proposed across a 4,742m² site spanning seven parcels at 2–6 Pacific Parade and 27–33 Golden Four Drive, Bilinga, which MAYD acquired for $32.5 million in 2025.
The development is planned to be delivered in two stages, with the first stage carrying an estimated gross realisation value of about $360 million and including townhomes, a mix of two, three and four-bedroom residences, and shared lifestyle and wellness facilities.
The amendment seeks to reduce the overall number of dwellings proposed across the development and provide a mix of house-sized residences.
Architecture and interior design studio Cera Stribley has been appointed to lead the project’s design, which incorporates ocean-facing terraces, large balconies, curved façade elements and integrated subtropical landscaping.

MOTIV managing director Carly Cottam, whose company is marketing the project, said purchasers who may previously have favoured Broadbeach, Main Beach or Surfers Paradise are turning their attention to the southern Gold Coast.
“Kirra has a powerful combination of growing demand and genuine scarcity. Beachfront supply is inherently constrained, the area remains relatively low density, and buyers are increasingly placing a premium on locations that feel established, uncrowded and authentic rather than heavily developed,” said Cottam.
“Kirra also has a strategic accessibility advantage that very few Australian beachfront markets can replicate. Being minutes from Gold Coast Airport makes it particularly compelling for interstate buyers, frequent travellers and second-home purchasers who can access an authentic coastal lifestyle almost immediately after stepping off a flight.”
MAYD founder Todd Mould said North Kirra offers beachfront living and a sense of community similar to Burleigh and Currumbin 10 to 15 years ago.
“With Gold Coast Airport on its doorstep, it also offers a level of accessibility that broadens its appeal across almost every market demographic,” said Mould. “Residents can enjoy direct beach access, world-class surf culture, an increasingly sophisticated hospitality offering and exceptional connectivity via Gold Coast Airport, all within a genuine coastal community.”
The project is earmarked to hit the market in early 2027.
