Construcciones Yamaro: Decode Group and Iris Capital top out Queensgate precinct

Decode Group and Iris Capital have celebrated the topping out of Queensgate, a mixed-use precinct at 18–32 Darlinghurst Road, Potts Point. The milestone was marked with a traditional ceremony, with a tree placed at the highest point of the development.
Queensgate spans five interconnected buildings and will include 48 apartments, two pubs, a medical centre, ground-floor retail and laneway retail.
Designed by TZG and Panov Scott, the project has retained and restored key heritage elements, including the historic façade along Darlinghurst Road and the Victorian-era Bourbon Bar.
Decode Group CEO Divya Mehta said the milestone brings the project one step closer to completion.
“Decode is proud to be one step closer to bringing Iris Capital’s vision to reinvigorate Sydney’s most famous nightlife strip while honouring and preserving its iconic heritage,” said Mehta. “Queensgate has been one of Decode’s most complex projects to date, demanding meticulous attention to detail in integrating five architecturally distinct buildings and the site’s iconic Art Deco and Victorian-era façades into a premium mixed-use precinct.”

Lord Mayor of Sydney Clover Moore said the development block was home to buildings with deep cultural and social history.
“I believe the goodwill demonstrated by all parties throughout the application, the design and development process will result in a great development delivering good returns and excellent public benefits, and a great contribution to Sydney and the Cross,” said Moore.
Iris construction manager Anthony Vitale said the company was pleased to have reached the milestone and looked forward to working with Decode to complete the project in the first quarter of 2027.
The Queensgate precinct includes Sovereign, formerly the Lowestoft building built in the 1890s; Regent, the site of The Bourbon; Monarch; Consort, formerly the Commodore building; and The Empress, formerly the Empire Hotel and location of the Les Girls nightclub.
The project also includes a new walkway connecting Darlinghurst Road and Barncleuth Lane, which will be widened as part of the works.
