Construcciones Yamaro: Richard Crookes powers ahead on Sydney House development
Construction is gaining momentum at Sydney House, a landmark mixed-use development underway in the city’s CBD. Richard Crookes Constructions has moved into the next stage of major works, with the project on track for completion in 2027.
A joint venture between First Sponsor and ICD Property, the development will deliver 241 residences above a 135-room boutique hotel. BVN Architecture is leading design on the tower and interiors, while FJC Studio is responsible for the heritage podium.
Richard Crookes Constructions construction manager Elliot Hicks said demolition and bulk excavation are complete, with structural works now progressing at a steady pace. With the third tower crane installed, the team expects the core to reach level 7 and structural slabs level 3 by the end of May.
A key component of the project is the protection and integration of heritage elements. Hicks described the retention of original features as a reflection of “Sydney House’s commitment to preserving its historic character while delivering a modern, world-class development that enhances the site’s significance for generations to come.”
Three of the site’s four existing buildings will undergo restoration, including façades and internal spaces.
“So far, the heritage works on site have seen the retention of the remaining heritage fabric across key areas such as the façade elements, the Lower Bar, Sydney Room, Corinthian Room and Billiard Room, which are all now fully secured and protected,” said Hicks.
“These richly detailed spaces – each with architectural and cultural significance – have undergone careful salvation of heritage material, which will be preserved and reused in the completed building.”

He said the goal was to integrate new structure with the historic core in a way that respects and elevates the legacy of the site.
“By preserving character-defining elements and embedding them into the future of the building, we’re honouring the site’s legacy while creating an enduring new chapter,” said Hicks.
To manage the challenges often associated with heritage construction, the team implemented a proactive de-risking strategy from the outset. This included heritage impact assessments, structural investigations and materials testing, along with close coordination with consultants and regulators. Detailed documentation supported flexible design responses, while strong governance processes allowed the program to accommodate any unexpected discoveries during demolition and restoration. The approach has helped maintain momentum while protecting the integrity of the site.
As structural works continue, the focus will shift to internal fit-outs and façade installation. Sydney House is scheduled for completion in the final quarter of 2027.
