Construcciones Yamaro: KONE to deliver its solutions for iconic Waterfront Brisbane project
Global elevator and escalator company KONE has announced a partnership with Dexus and its delivery partner John Holland to exclusively deliver its premium vertical transportation solution for the North Tower of the iconic Waterfront Brisbane project.
The North Tower is the first step in the transformation of the Eagle Street Pier and Waterfront Place precinct into a world-class business and tourist destination. It’s set to transform the skyline of Brisbane, with KONE anticipating servicing the people flow for up to 52 lettable floors upon its completion.
David Lehmann, Executive General Manager – Building & Development at John Holland, says: “Waterfront Brisbane will have a transformative impact on Australia’s Olympic city – and we’re proud to be building on our successful partnership with Dexus to bring its vision to life.”
“This is a project that will set new standards in sustainable construction, and we’re thrilled to welcome KONE to the Waterfront Brisbane team.”
Owned and developed by Dexus, the 236-metre-high North Tower will add 72,500 square metres of PCA Premium Grade office space with a key focus on sustainability, amenity and delivering a workplace of the future.
Dexus is delivering Waterfront Brisbane as a global-standard business and tourist destination on the banks of the Brisbane River. It will include two commercial towers, retail and dining opportunities, and significant upgrades to the existing riverwalk. Professional services firms Deloitte, Minter Ellison, Gadens and Colliers are confirmed as future tenants.
Adam Grando, New Building Solutions Director at KONE Australia & New Zealand, says it’s a great accolade for KONE to work with Dexus on this iconic project.

“Waterfront Brisbane is an incredibly exciting project, optimising innovative technology and sustainability initiatives to create a future-ready office and retail experience with accessibility and a user experience like nothing before,” says Grando.
“This will ultimately become one of our flagship sites for KONE, showcasing our industry leading high-rise sustainable technologies with strong alignment to Dexus and its customers for what will be at the leading edge of commercial offerings globally.”
KONE will deliver a total of 34 KONE DX Class elevators – ranging from podium and low rise to sky rise – along with eight KONE escalators and UltraRope hoisting technology for the tower lifts. In addition, KONE will operate a double deck elevator in the sky rise lift group, which can also be used as a back-up goods lift utilising the lower deck of the lift. All tower lifts will be controlled by KONE’s latest advanced destination control system OfficeFlow, which provides improved performance with a lower carbon footprint for the life of the building.
The KONE DX Class elevator promises the next generation in people flow experiences, with all units being digitally connected. The KONE DX will allow the building to deploy all Advanced People Flow offerings, including 24/7 connected services, access and destination control, and elevator infotainment, while delivering a suite of digital possibilities for the building’s ecosystem.
The KONE UltraRope will provide the tower with a completely new take on elevator hoisting with eco-efficiency, reliability and durability through a super-light carbon fibre technology developed specifically for high-rise buildings. This will be the first office tower in the southern hemisphere to include UltraRope in all rises of the passenger lifts, enabling an estimated 1.25 per cent reduction in NABERS energy usage, assisting the client in achieving its sustainability targets and reducing its overall carbon footprint, whilst also delivering around an additional 27 days uptime per lift in the first 20 years.
Additionally, KONE will facilitate people and material transportation throughout the construction phase, implementing its Construction Time Use solutions to optimise productivity, safety, sustainability and efficiency throughout the build.
“Working closely with Dexus and John Holland, our team has been able to create a tailored plan of people flow solutions to underscore the sheer scale of this development, supporting their needs throughout the project’s various stages,” says Grando.
Dexus Project Director Matthew Beasley says Dexus is partnering with top industry suppliers like Kone to deliver a world-class facility. “Dexus is committed to delivering a new standard in premium office space at Waterfront Brisbane,” says Beasley.
